Selling your Property
Selling your property can be daunting at first and it can be a complicated process. I partner with you to ensure that the sales strategy we are employing suits you and I ensure you are comfortable with the process.
The Listing Price
The listing price of the property needs to be based on factual market evidence as well as being sufficient to meet the financial needs of your move. I listen to your needs and requirements and agree the best marketing strategy to achieve the best possible sales price for your property.
Presentation
I include professional photography, floorplans and an EPC (Energy Performance Certificate) as standard within my fee. There’s no unexpected costs and no add-ons whatsoever.
Advertising your Property
Properties are listed on all major portals such as Rightmove and Zoopla as standard as well as contacting buyers who are known to me already. Where appropriate and agreed I will advertise through social media platforms and local community groups also. Believe it or not, some people don’t look for properties online and therefore I always advise that use a For Sale Board outside the property, this entirely at your discretion though and not compulsory.
Viewings
I am available to conduct all viewings on your behalf, however this is again down to personal choice and many people prefer to conduct viewings themselves. We will agree a viewing strategy together before listing the property and clearly define the process before we go to market. Potential buyers will be pre-screened using a criteria of your choosing in terms of current position to ensure only serious potential buyers are entertained. I will provide honest and unfiltered feedback for all viewings.
Offers
I will relay all offers to you in writing, without exception. This will include information regarding the potential buyer’s current position, if there is a chain and their expectations. I can provide advice and guidance on all offers received, but ultimately it is your property and your decision who to proceed with. I will negotiate on your behalf where needed and ensure that your best interests are being met at all junctures. I work for you, and as such my primary focus is ensuring that you receive an offer that you are comfortable with accepting, which works for your circumstances.
Offer Accepted
Once you have accepted an offer I will guide you through the next steps and be on hand to provide guidance and reassurance during the period from offer accepted to completion. I can refer you to my network of professionals in terms of legal and financial assistance where needed and i’ll be with you every step of the way until completion and beyond.
